What exactly do you help people with?

–          We are land experts and help people become land experts and so that they can find and execute their own land deals.
–          This means that we cover everything from finding the land, getting direct to vendor deals, negotiating those deals, taking the site through the planning stages and then flipping the land for a profit.
–          We help people execute this whole strategy. We also have the option to become business partners as we offer a JV scheme, which means we will fund your applications. 

How much can I make from a land deal?

–          If you were to secure a small site (1 or 2 dwellings) and gain planning, you would be looking to profit between £80,000 – £400,000 (deal specific).
–          Larger site 8 or 9 units we would look to profit £500,000 – £1,100,000.
–          We would establish our profit based on how much we are spending on the planning permission and how much profit the developer will make when we sell the site to them.

What do you get out of it?

–          Our goal is to completely change the mindset in an industry of people who think that the best way to get in the property is start with a buy to let and build up.
–          We want to dispel the myth that being a developer is the best strategy and give them a less risky route to gain substantial profits.

Do I need experience in property to do this?

–          Not at all.
–          People come into the program with no experience in property at all.

–          On the other side we have developers come to us who have been developing for years and are tired of the huge up front cost and risk involved when borrowing funds.

–          When we started we had no experience but there are little nuances that are rarely spoken about which will give you the confidence and authority to speak to land owners.–          We incorporate all of these into the program so you are set up for success.

What skills do I need to do this strategy?

–          There are two skills required to execute this.
–          One is the actually land strategy.
–          Two is sales and negotiation skills – no one talks about this.
–          We go into depth with both making you a well-rounded land expert as well as boosting your confidence and self-esteem.

Can I pay you after I do my first deal?

–          No, if you can’t bet on yourself then why would someone else?
–          Success requires some sacrifice.
–          If I were to do that I would be doing you a great disservice.

–          The reason we stay stagnant is because we take action based on what is currently comfortable.
