–          We are land experts and help people become land experts and so that they can find and execute their own land deals.
–          This means that we cover everything from finding the land, getting direct to vendor deals, negotiating those deals, taking the site through the planning stages and then flipping the land for a profit.
–          We help people execute this whole strategy
_ We also have the option to become business partners as we offer a JV scheme, which means we will fund your applications. 

–          The big myth is that people think they need substantial amounts of money to get into a strategy like this.

–          We have identified that you do not need to buy land to profit from it.

–          By controlling the land with an agreement, it then gave us the time to then go and gain planning.

–          This is an option agreement that we use and when we exchange contracts with the land owner; we pay a nominal fee of £1 to enter into a legal binding contract.

–          So we have to purchase the site (we do not deal with any financial commitments, stamp duty or tenants), but we have strategically made a substantial profit.

–          If you were to secure a small site (1 or 2 dwellings) and gain planning, you would be looking to profit between £80,000 – £400,000 (deal specific).
–          Larger site 8 or 9 units we would look to profit £500,000 – £1,100,000.
–          We would establish our profit based on how much we are spending on the planning permission and how much profit the developer will make when we sell the site to them.

–          Our goal is to completely change the mindset in an industry of people who think that the best way to get in the property is start with a buy to let and build up.

–          We want to dispel the myth that being a developer is the best strategy and give them a less risky route to gain substantial profits.

–          Once you are trained we want to Joint Venture with you, this brings us more sites and means we have a community of likeminded people who know what they are doing as opposed to random brokers or agents.

–          We have 25 years of tried and tested experience in property, land and development and through this journey we have spent finding and tweaking the most high yielding and lowest risk strategies.

–          There are no huge software or mapping costs. We used some mapping software but most of the information on it is free. They have an additional layering but this is optional.
